Evans Farm in McLean, Va. Sales Update 2018

This is a follow-up to my blog from two months ago, introducing you to the fabulous McLean community called Evans Farm.

 As we exit the rainy summer of 2018, here is an update of sales in Evans Farm since July 1, 2017, and currently active or under contract listings  at the end of August, 2018.

 

SALES SINCE JULY 1, 2017:

 Three single family homes sold during this period:

7212 Farm Meadow Court…..$2,150,000   Days on Market—41

7215 Farm Meadow Court…..$1,600,000   Days on Market —  299

1462 Evans Farm Drive…….   $1,790,000   Days On Market – 0

 

Four townhomes sold during this period:

1418 Harvest Crossing Drive….. $1,512,500   Days on Mkt – 216

1429 Harvest Crossing Drive…..  $1,850,000 Days on mkt – 284

1431 Harvest Crossing Drive…..  $1,500,000  Days On Mkt – 47

1448 Harvest Crossing Drive…..  $1,200,000  Days On Mkt – 162

 

Evans Farm is an incredible community with a great location. If there is a surprising  trend in these sales, it is how long the homes stayed on the market during a period of short supply of existing homes for sale and strong demand in McLean, in general.

 

I believe that this particular community needs much more aggressive and informational marketing/promotion.

 

 

ACTIVE LISTINGS AND ONE UNDER CONTRACT: August 24, 2018:

Under Contract–  7204 Farm Meadow Ct…SFD…$1,699,999 List Price…..496 days on market

 

Active Single Family:

7217 Farm Meadow Ct……$1,899,000…..300 days on market

7233 Addington Drive…… $8,500 (rental price)…8 days on market

7217 Farm Market Ct…….. $8,000 (rental price)…4 days on market

 

***Once again, the days on market numbers are much too high for a period in which most houses at all price levels have been moving quickly. It is generally not a good sign to see rentals of high priced homes popping up in an area that has been slow to sell.
